15.5% host-only service fee, taken from every payout. Airbnb is moving all hosts onto this single fee.
Every booking.
None of the commission.
Your own booking website and property management system. Guests book and pay you direct, and every booking, changeover and invoice sits in one back office. No percentage taken, however busy the season gets.

On £25,000 of bookings
a year, the fees add up.
Listing sites bring you guests, and they charge for every one, including the guests who would have found you anyway. Here’s a let taking £25,000 a year, booked all one way.
Around 15% commission on each stay, before Genius discounts, Preferred Partner uplifts or payment charges.
Then £300 a year. Unlimited bookings, no commission. Card fees from your payment provider still apply: about £375 on £25,000.
Fees checked 6 November 2026. Airbnb: Airbnb Help Centre, service fees; most hosts on the single fee pay 15.5%, some 14–16%. Booking.com sets commission per property in your partner agreement; 15% is the commonly quoted UK rate. Card fees estimated at 1.5%. Your own rates may differ.
What could
direct bookings save?
You don’t have to leave Airbnb or Booking.com. Every guest who books direct, whether they’re returning, recommended or found you on Google or Facebook, is a booking with no commission. Try your own figures.
Your let.
Your guests. Your rules.
- 01
No commission, ever
A flat £25 a month, however many bookings you take. A busy summer costs you the same as a quiet one.
- 02
Your guests stay yours
You get their name, email and phone number from the first booking, so the next stay can be a direct one. Returning guests are the easiest bookings to win.
- 03
Your rules, not a platform’s
Set your own deposit, balance date, changeover day, minimum stay, dog fee and cancellation terms. Change them whenever you like.
- 04
Paid to your own account
Deposits and balances go through your own payment account, with balance reminders scheduled for you as soon as the booking is made.
- 05
Your brand, front and centre
Your property gets its own website with its own name, photos and story, instead of a listing among thousands of others.
- 06
The whole business in one place
Changeovers, cleaners, maintenance, contractors, guest notes and accounts sit next to your bookings, not in a notebook and three spreadsheets.
The front of house.
And the back office.
Seaview is a holiday let we imagined on the clifftop above Tresaith, and then built for real: a website guests can book on, and the platform the owner runs it from. Every booking and figure in it is invented, so you can click anything.

switch anything.
Do I have to come off Airbnb or Booking.com?
No. Keep your listings if they bring you guests. Bookings from other sites can be added to the same calendar, so everything is in one place. Over time, returning guests and people who find you directly can book on your own site, with no commission.
How do guests pay?
Through your own payment account, so the money goes to you rather than through a listing site. The booking takes a deposit and schedules a reminder for the balance. Card fees are charged by your payment provider.
What does “unlimited bookings” mean?
The monthly price stays the same however many bookings you take. There is no per-booking charge and no percentage of your takings.
I have more than one property. How does pricing work?
Your first property is £500 to set up and £25 a month. Each additional property is £250 to set up and adds £5 a month, all managed from the same back office.
Is Seaview a real holiday let?
No. Seaview is a concept we designed and built to show the system working. The property, guests, bookings and figures are invented, and nothing on it takes real bookings or payments.
Where do the commission figures come from?
Airbnb’s own Help Centre says most hosts on its single, host-only fee pay 15.5%. Booking.com agrees commission with each property; 15% is the commonly quoted UK rate. Both were checked on 6 November 2026. Your own rates may be different, so try your figures in the calculator.
